General Information:
This hotel is situated in the most privileged location in La Tzoumaz only 100m from the main Ski-lift, which is directly linked into the famous Verbier 4 valleys ski region. An new high speed ski lift takes 8 minutes and you are at the top of the Verbier Ski slopes.
The hotel is currently not operated to its full potential and is only open for 3-4 months of the year and operated by the current owner, of 20 years, on a minimum staffing level. Thus the operating profit of the business is not possible to be used to calculate an operational value. The residual value of the land and building structure is IRO 3.5mil CHF.
This property needs an investor who will have the vision to renovate and extend this hotel and potentially have good financial gain from building 3-4star apartments which can benefit from Hotel service and be sold to clients who are keen to locate in the center of the 4 valleys ski region.
The pub/bar can be a very lucrative operation and also the restaurant which is not utilised to its full potential, could be a very good business entity as its 200 person capacity is the only one of its size in the resort.
There is much potential for this object, which has the most important criteria of a prime location, in a resort which will be the next 4 valleys 'growth resort' due to its proximity to Verbier, the best skiing in Switzerland. Other resorts such as Nendaz and Veysonnaz do not have the growth potential of this 'overlooked' resort.
The hotel owner has had many tour operators wishing to use the hotel but the owner has not had the ability to cater for them, hence there would be good potential to gain lucrative contracts in the future.
Renovation
We have a recent study done by an architect with a finance plan for the renovation, this can be given to a potential investor. Renovation budget was IRO 2mil CHF.
Development potential
The large plot of land that the hotel has and the high density rating of the plot means that it would be possible to develop the hotel further and construct new apartments that could be linked to the Hotel and resold to add profit to the Hotel operation. There is currently a high demand for new property in the resort as there are currently NO other projects in the resort. This would give a healthy immediate return to an investor and fund most of the renovation work.
We have also made contact with the commune of Tzoumaz to find out the level of support for a new owner of the hotel. The commune is prepared to support a new owner of the hotel to help with the promotion of tourism in the resort and it will also be proactive in any renovation/expansion of the hotel.
